How much is the security deposit?

Security deposits are determined by the applicant’s credit report, rental history, & employment history.  Typically, our minimum security deposits are equal to the monthly rental amount on the home that is being leased.  In some cases, we may ask for an increased amount to offset certain risks found during the screening process.

What does maybe mean regarding pets?

Each homeowner has their own pet policy.  Most restrict the limit to two (2) pets, dogs & cats only, with a 70 lb weight limit.

Most home owners do not allow puppies or kittens.  Certain breeds of dogs that demonstrate aggressive behavior are also restricted.  This includes Pit Bulls (even half-breeds), Dobermans, Rottweilers, & Chows.

A deposit of $300 per pet is required, with $100 of it being non-refundable.  The pet issue tends to be a case-by-case basis depending on which property the applicant is interested in, so ask your leasing agent in advance.  The pet deposit is required upon execution of the lease contract.

How long can you hold a property until move-in?

Our standard holding time is two (2) weeks once we collect the security deposit from the applicant.  Within those 2 weeks, the lease must be signed and the first full month’s rent paid.

The house is taken off the market at the time the security deposit is collected, which puts the security deposit at risk of forfeiture if the lease agreement is not executed by the agreed upon date.

What are your lease terms?

Our standard lease term is for one (1) year.  Occasionally we may make an exception if your preferred lease term does not end the lease during the fall or winter months of the year.  We may also ask for a premium on the rental price for a short-term lease.

How do I make an appointment?

Call our office number (405) 917-9002 and ask to speak with a leasing agent.  If one is not available at that time, leave your name, best contact phone number, and the address of the property of which you are calling.

Do you have a Military Clause in your lease?

We add a Military Clause in our leases for those members who are actively serving in the United States Armed Forces.  We simply need a copy of the PCS orders and 30 days written notice from the tenant in order to comply with the Military Clause.  The application fee is also applied towards the first month’s rent for our Military members.
